There are many misconceptions in Vāstu and their origin is based on lack of study and lack of research on the subject. Most of these are not only wrong but they have no relation to actual Vāstu grantha.
🦜 there is a pretty common Vāstu trend where NE is kept low and SW is kept high. Not only this is incorrect the real Vāstu granthas mention just the opposite. The NE is called manuṣyakhaṇḍa and according to division this the first section of ground where construction is to be done. Amongst the four divisions, this is the primary and most beneficial. However, we see modern Vāstu people leaving NE open. This is exactly opposite the dictum.
🦜 The so called brahmasthāna is based on pad vinyās and it carries brahmavīthī. It should be left open to sky. It carries vital points and no construction should be done here. The primary element or ṭatva spreads from this zone and the blockage of this portion can cause health issues with inhabitants.
🦜 Usually you will see Vastuśastris lamenting about south and south west. However the truth is that this direction is good for kṣatriya and vaiśya. Also the rāśi of the plot is more important and not directions. So if a vaiśya lives in Brahmin rāśi house (4,8,12) then he will suffer. The higher rāśi houses should not be used by lower varṇa and causes problems. So a business should not live in a house carrying Brahmin rāśi. This means all directions are good and need to be matched with varṇa.
🦜 plants and trees which carry thorns, or produce milk, or which have relation with deities are not grown inside house. Trees should not be planted near the house and shadow of trees should not fall on the main gate at any point of time.
So champa (the real one), kadamba, bada, peepal, pakad, cotton, turmeric etc. are not grown inside house. The trees and plants associated to deities cause blemish because they need maintenance. Tulsa is grown but needs to be maintained properly to have benefits.
🦜Plots should at least 200 yards away from temples or places where deities are worshipped. Presently modern vastushastri construct the temples inside the house itself. This causes ḍevālaya vedhā. For residences, close proximity to paddy field (Semi aquatic fields to be used for rice etc.), mountains, temple, ocean, river, hermitage, cattle-shed etc. is dangerous in several ways.
